When you get to the point with a client when it’s time to discuss sales price, it’s important to explain to the home owners that even though they believe the home may go for $10,000 over sales price, the most important outcome you want from showings and open houses are MULTIPLE OFFERS! This is why top-producing realtors consistently price their client’s homes at or just below market price, because it causes potential buyers to gasp at a great deal, which ultimately gets YOUR foot in the door. I’d also like to express the need to explain to your clients that even though we have X amount of offers, you don’t necessarily have to pick one if you aren’t comfortable with the sale. Keep the sales price attractive, and people will come just to see what all the fuss is about.
